
Beddard Roofing was chosen to undertake work on this property. Here’s an overview of how the project was executed, successfully staying on schedule and delivering outstanding customer satisfaction. As members of the Competent Roofer scheme, we were able to self-certify the work and issue the relevant Building Regulations certification upon completion.
- Erect safety scaffolding around the entire property for the duration of the work
- Carefully remove and dispose of the ridge tiles, roof tiles, laths and felt
- Carefully remove the left-hand chimney stack to below roof level
- Remove and dispose of the Velux window and replace with a new white plastic internal Velux
- Check all roof timbers and current insulation levels and advise accordingly (no allowance has been made for new insulation)
- Felt the roof using fully breathable roofing felt to meet BS5534 requirements
- Lath the roof using treated, graded laths to meet BS5534 requirements
- Carefully remove and dispose of the downspouts, guttering, fascia and soffits
- Fit white plastic tongue and groove soffits, grey fascias, and black plastic deep-flow guttering with black downspouts
- Fit new fascia ventilation and eaves support trays
- Tile the roof using Crest Planum concrete roof tiles
- Fit new leadwork to the adjoining walls and chimney stack
- Carefully remove the existing roof covering from the dormers, including gutters, fascias and cladding
- Carefully remove the leadwork from around the dormers and replace with new Code 4 lead
- Fit new plastic shiplap cladding to the dormers (colour to be chosen)
- Fit new grey fascias and black guttering to the dormers
- Re-board the dormer roofs using ¾” plywood
- Cover the dormer roofs using an EPDM rubber roofing system
- Fit a new dry verge system to all gable ends
- Fit new ridge tiles using a dry ridge system
- Carefully remove and dispose of the carport roof, including guttering, downspouts and fascia
- Fit new grey plastic fascia and black guttering with downspouts to the carport
- Board the carport roof using ¾” plywood and cover with an EPDM rubber roofing system
- Remove and replace the lead flashing on the carport
- Remove scaffolding and all debris from site
